Heir Locator
Research through county courthouse and state records, to track ownership from the original sale of the property to current day ownership. Draft a report of the chain of title, based on my analysis. I then locate title owners, so that you can negotiates a lease for the mineral rights.

My Heir Locator research Methods
Research begins with a detailed summary report containing as much
information as you can possibly provide about the original property
owner (lessor). The property owner's name, date of birth, date of death,
place of residence, and any known family members, the address for the
property of which you are seeking to find the heirs for. I will also
need to know the date you will need this information by.
I will then survey my published sources. This allows an estimate of
probable research success, and helps demonstrate my prospective research
services. Depending on the available records and the individual's
family, this survey may produce a considerable or modest amount of
information.
To ensure the preliminary survey does not merely duplicate what is
already known, I will need to know all of the information already
gathered on this particular property and it's original owner.
My Heir Locator Reports
I provide you with a neat, methodical, documented report. My reports
summarize the research and indicate what was found. A complete report will include a professionally prepared copy of all
research notes and identification of all sources searched; with negative as
well as positive results. It might also contain maps, photocopies of
documents, notes from interviews, and other material.
Research costs and method of payment
Unlike other researchers & landmen who charge their fees by the hour, and add on additional charges for travel expenses and such, I do not charge by the hour. At first glance, it would appear that the by the hour fee, might be the cheapest. However, when you look at how long it will take those other researchers and/or landmen to get the job done, it actually turns out to be rather costly and a suprise you weren't planning on. My Fee for Heir research is $1000. (straight up fee) per property being researched.
The only additional costs are for copies of necessary birth, death, marriage records, wills &
estates, obituaries, postage, shipping & handling, those costs are not included within that
$1000. fee.
Payment is due upon completion of the research. I stand by my NO FIND, NO FEE Guarantee!
